This triple-wide home was an OFF FRAME modular installation on a stem wall foundation, 6 blocks high and went together seamlessly. The stem wall was upgraded to textured concrete blocks and was completed in approximately in 7 days. “Most” stem walls are 3-4 blocks high.
The home typically is delivered onsite a day or two before the home being set. The crane and set-up crew arrives the morning of the set – up, the set-up crew will install a sill plate on top of the stem wall, make sure there are no obstructions, prepare strapping to tie the home to the foundation and install the vapor barrier. They will also release the transport frame from the home, remove all plastic wrapping that protects the home during transport and confirm all measurements. The crane company prepares the crane set up while the set-up crew puts the finishing touches on the sections of home. The set-up crew will prepare the home and place cable spreader bars to ensure a smooth transition from the ground to the foundation. “Flying” the homes 3 sections typically takes 6-8 hours for a home of this size and will be temporarily dried in in case of inclement weather. The set-up crew will return the next day to apply roof shingles, nail all strapping as well as remove any miscellaneous supports on the interior of the home. A “doublewide” home set-up is typically completed in 1 day.
Utility installation, steps, air conditioner, exterior trim out is performed by our licensed and insured contractors once the set-up crew has completed the set-up. The interior finishing is routinely performed by factory personnel as well as miscellaneous punch out items and begins 6 weeks +- from the date of set-up.
From date of delivery to the final inspection will take approximately 8-10 weeks barring inclement weather and county building inspections.
Once the C/O (certificate of occupancy) is given by the local building agency you are free to begin landscaping and move into your beautiful new home!
Modular homes are available in “Off Frame” as demonstrated here and On Frame which is set up like a standard manufactured home. Both modular home applications are built to Florida Building Codes and are considered built like any site-built home.
